Renters’ Rights Act 2026: New Information Sheet Now Released – What Landlords Must Do Next

The Government has now formally released the Renters’ Rights Act 2026 Information Sheet, marking another significant step in the transition to the new tenancy framework.

This is not just another document. It is now a legal requirement that must be handled correctly, and failure to comply could have serious consequences.

In this update, we explain exactly what this means for you, what action is required, and how we are ensuring our managed landlords remain fully compliant.

What Is the Renters’ Rights Act Information Sheet?

The Information Sheet is a Government-issued document designed to clearly outline:

  • The rights and responsibilities of tenants
  • The obligations of landlords
  • The structure of the new tenancy system under the Renters’ Rights Act

It effectively replaces and expands on previous guidance documents, such as the “How to Rent” guide, aligning everything with the new legislation.

When Must It Be Served?

The Information Sheet must be:

  • Served at the start of every new tenancy, and
  • Provided again where required under the new periodic tenancy system

With the Renters’ Rights Act coming into force, all tenancies will transition into periodic tenancies, meaning there will no longer be traditional fixed-term ASTs in the way we currently know them.

This creates a critical shift:

Every tenancy will effectively operate under a new legal structure, requiring updated documentation and compliance.

All Tenancies Moving to the New System

One of the most important changes is that:

  • All existing tenancies will convert into the new periodic tenancy model
  • Fixed terms will no longer operate in the traditional sense
  • Tenants will have greater flexibility to leave
  • Landlords will rely on revised possession grounds instead of Section 21

This means that even long-standing tenancies will need to be reviewed to ensure they align with the new rules.

Penalties for Non-Compliance

Failure to serve the Renters’ Rights Act Information Sheet correctly is not a minor issue.

Landlords who do not comply may face:

  • Financial penalties (civil fines) issued by local authorities (up to £7,000 for first offence, up to £40,000 for further breaches)
  • Increased risk of enforcement action
  • Potential complications when seeking possession
  • A weakened legal position in disputes

In short, not serving this document could directly impact your ability to manage your property effectively.
