I was recently asked an interesting question; what is the biggest property chain we’ve found ourselves working in?
The answer? Around three years ago we inadvertently found ourselves in a chain of properties that kept growing and growing, until eventually we had a whopping chain of NINE properties involved, stretched out across all four corners of the UK.
That was ten buyers or sellers (in fact more, as some were couples), ten Solicitors, nine Surveyors, nine Mortgage Lenders and countless opportunities for any one of those sales to fall through.
We approached the challenge with enthusiasm but also with realism, aware that at any time an unexpected glitch could cause a link to break and the whole chain falls through. But with care, commitment and many, many conversations with all parties involved, we crossed the finish line surprisingly smoothly. Our vendors even paid us the ultimate compliment by saying that they felt it wouldn’t have gone through without us.
How did we do it? Well, where do we start!
Firstly, let us introduce you to our Iles & Jenkin ‘secret weapon’ – our full time, dedicated sales progressor Paul Bartram. Anyone who has ever been a client of ours will testify to the fact that Paul goes above and beyond to ensure that every property sale that we make is in the very safest of hands. Paul will proactively make things happen, and happen quicker, not just sit back and give you updates on what isn’t happening like some agents do (and some don’t even do that, we hear!).
More importantly, Paul’s property knowledge, conscientiousness, and attention to detail have contributed to him being so successful in his role that not only have our sale fall through rates dropped dramatically, but the time in which an average sale goes through has also likewise fallen. All of which is great news for lucky Iles & Jenkin clients!
Secondly, we are proactive in our approach to sales progression, not reactive. We do our homework at the outset of the sale and gather the names and contact details of everyone involved in the chain, then it’s all about keeping on top of things, regularly chasing solicitors or surveyors, speaking with mortgage companies, constantly liaising with other Agents and problem-solving at every hurdle. Daily, if needs be. And we will keep you updated every step of the way.
To sum it up, at ‘Iles & Jenkin’ we do everything we possibly can to make your sale progress as speedily, smoothly and as stress-free as possible. It’s always an awful lot of hard work, but that’s just one of the reasons why we’re regarded so highly by clients we’ve worked for and worked with.
