How to Get Your Full Deposit Back at the End of Your Tenancy

We want to make sure you receive your full deposit back, so here’s everything you need to do before moving out.

Returning the Property to Its Original Condition

  • Any changes made to the property (such as repainting walls) must be undone before you leave, unless you have agreed differently in writing. At Iles & Jenkin, we will have sent you a permission form that all parties sign whenever a change is agreed. Please refer to these for the agreed terms of your change. If in doubt, please call the office.
  • If you've put up picture hooks or nails, you’ll need to fill, sand, and repaint the entire wall to ensure an even finish. Patchy paintwork won’t be accepted.

Cleaning Standards

The property must be cleaned to the same level as the in-going inventroy. We will mark the property as either; cleaned to a good domestic standard if a professional had not been contracted or cleaned to a professional standard if the Landlord had a professional in before the start of your tenancy. If you need a recommended cleaner for general cleaning and carpets, we can suggest several that we work with regularly.

For Tenants with Pets

If you’ve had pets in the property, you must provide a receipt from a professional cleaning company confirming that carpets have been cleaned and treated for fleas. This is non-negotiable. Please do not hire your own carpet cleaning equipment as this can do more damage than good and will not be accepted.

Common Areas Often Missed During Cleaning

Make sure to check these areas before handing back the keys:

Oven – Must be deep cleaned.
Skirting boards & light fixtures – Dust and wipe down.
Walls – Remove marks and scuffs (be careful not to remove paint or leave patches)
Bathroom & Kitchen – Remove limescale from shower glass, showerheads, and toilet bowls.
Garden (if applicable) – Cut the grass and trim hedges.
Bins – Must be emptied.

Standing Order for Rent

Please cancel your standing order for rent after making your final payment.

Utility Bills & Final Meter Readings

  • Contact your utility providers (gas, electric, water, council tax, internet, etc.) and inform them of your final tenancy day (not an earlier move-out date if you have moved before the end of your tenancy).
  • Ensure all final bills are settled, as delays in this process can hold up the return of your deposit.

Final Checks & Deposit Return

Your deposit will only have deductions if there are differences between:

📋 The statement of condition (recorded at the start of your tenancy)
📋 The check-out report (taken when you leave)

Fair wear and tear is taken into account, but anything beyond minor scuffs or standard use will need to be fixed. If you're unsure about anything, feel free to call us for advice before moving out. The aim is to return your full deposit.
