Tenancies Now Lasting Over 1,000 Days on Average – What This Means for Landlords
Published July 2025 | Iles & Jenkin

A new report by The Deposit Protection Service (DPS) has revealed that the average UK tenancy length has reached an all-time high of 1,004 days – that’s almost three years. As experienced letting agents serving Weston-super-Mare and surrounding areas, we’ve certainly noticed this trend locally, and it presents important considerations for landlords and investors alike.

Why Are Tenancies Lasting Longer?

The DPS suggests a combination of factors are encouraging tenants to stay put:

  • Rising rents: With rental prices increasing across the UK, tenants are more cautious about moving and incurring higher costs elsewhere.

  • Affordability challenges: As property prices continue to outpace wage growth, many tenants are choosing to delay homeownership, opting for longer stays in rental accommodation.

  • Improved property standards: Tenants are more likely to renew when landlords and agents maintain properties to a high standard—something we always prioritise at Iles & Jenkin.

Regional Trends

Across the South West, where we’re based, we’ve seen a noticeable increase in tenant retention. Families, working professionals, and retirees alike are seeking stability—and with the right property and service, they’re happy to stay long-term.

What This Means for Landlords

Longer tenancies can be a huge advantage for landlords:

Reduced void periods
Lower turnover costs (fewer tenant-find fees, inventory updates, and cleaning)
Stronger landlord-tenant relationships
Consistent cash flow

However, it also reinforces the need for:

  • Proactive property maintenance

  • Good communication

  • Regular rent reviews to stay in line with the market

At Iles & Jenkin, our Property Management and Management Plus services are designed to help landlords benefit from long-term tenancies while ensuring compliance and property care remain a top priority.

Our Take

We believe this data underlines the importance of investing in the right property and delivering a great tenant experience. If you’re a landlord looking to reduce churn and increase returns, longer tenancies could be the key—and we’re here to help make that happen.
